Like every January, I had the opportunity to attend the San Antonio Board of REALTORS® Housing Forecast, where industry experts highlighted key trends, projected market activity, and developments that will shape 2025. Here’s a comprehensive look at what’s happening in San Antonio and why it remains a sought-after destination for new residents and investors alike.


📊 San Antonio’s Housing Market Snapshot

Balanced Inventory: The city has 4.7 months of inventory—a sign of a balanced market, with demand and supply in equilibrium. However, we are still experiencing the lowest inventory level since the mid-1990s, reflecting strong housing demand.

📉 Price Stability: After a 35% increase in home prices since 2019, resale prices are expected to appreciate modestly in 2025, without drastic spikes.

🏠 New vs. Pre-Owned Homes: Builders are narrowing the gap between new and resale homes by constructing smaller, more affordable properties. This ensures new homes remain competitive with resale options in terms of pricing. However, buyers still need to be mindful and approach every option by weighing in pros and cons. Depending on the neighborhood, pre-owned homes might still be a more affordable option regardless of incentives.

San Antonio’s booming job market is a major attraction for newcomers. The top five job growth sectors in 2024 were:

💰 San Antonio ranks 12th in the nation for job growth and 11th for high-income job growth, making it an excellent city for career growth and stability.

🏡 Market Trends: While entry-level home sales remain slow, the move-up market is thriving. 94% of brand-new quick move-in homes (QMI) are offering incentives like rate buy-downs or closing cost assistance.

🚀 San Antonio Outperforming: New home sales are returning to pre-pandemic levels (2019), with San Antonio’s new home market outperforming expectations.

💲 Affordable Options: Builders are responding to affordability challenges by designing smaller, less expensive homes, making new homes and pre-owned homes more comparable in price.

San Antonio remains the most affordable of Texas’s four major metros (Austin, Dallas, Houston, and San Antonio). However, post-pandemic growth has reshaped affordability, closing the price gap between these cities.
